What I Look For During a Showing as a REALTOR® With a Trades Background

A practical look at the condition, layout, mechanical, electrical, and resale details Shane watches for during showings.

Photos do not tell the whole story

Listing photos can show finishes, but they often miss wear, smells, layout issues, water staining, awkward repairs, and how the home actually feels room to room.

During a showing, I am looking at the property as a place to live, maintain, improve, and eventually resell.

Condition, systems, and repair clues

I pay attention to electrical panels, visible wiring concerns, mechanical rooms, signs of moisture, exterior grading, windows, old renovations, and whether repairs look professional or improvised.

That does not replace a home inspection. It helps you ask better questions before you write an offer or spend money on due diligence.

Resale and long-term value

A good showing is not just about whether you like the home today. It is also about layout, location, future buyer demand, renovation practicality, rental potential where relevant, and what could make resale harder later.
